Overall the market in Cape Coral has been very stable for the past 8 months with slower appreciation, tight inventory and steady buyer demand. New construction has been gaining steam all year long – 2015 promises to be very interesting in our local market. In an interesting twist (not unexpected given news this fall about foreclosure activity), distressed inventory is up and corresponding sales. Over the previous 4 months short sales and and foreclosures have increased from approximately 12-15% to 25%.
Deals are still out there but don’t expect them to be the same deals we saw in 2009-2011. Cape Coral and the surrounding areas are experiencing a very interesting renaissance.
