The summer real estate market in Cape Coral normally exhibits a slowdown in price increases and sales activity. This year appears to be an exception. As we head into the summer months I don’t see much changing in terms of buyer demand (if only we had more homes available!) since interest rates have spiked over the past month. Mortgage applications have also increased. Many of the buyers that have been waiting for the bottom are now realizing that it’s come and gone…and have decided to make their move ahead of further price and interest increases.
We really do need more inventory available. For homeowners that have been waiting for the market to come back in order to sell, it might be time to discuss the market value of your home today. As equity rises again purchase prices are rising in conjunction. The numbers might make more sense to sell at a lesser value now to realize an historically low interest rate and still low pricing on a new home.
All you future homeowners…be prepared to make multiple offers, experience some rejection and make compromises. Don’t wait too long to make a decision once you find a home you love – someone else will love it also!
