The January 2019 Cape Coral market report represents all sales that occurred within city limits during the month of January and are based on averages. Each zip code is represented with total number of sales for both single family homes and condos, the percentage of distressed sales that closed from the total number of sales and average list price to sales price ratio.
January inventory of new listings almost doubled from December 2018. Distressed inventory decreased again, but a nominal amount (.2%). The list to sales price ratio held steady and sales price decreased just over 6k on average. The number of homes sold also decreased month over month however that may be attributed to the government shut down which impacted some home loans.
