Should I leave during showings? If your home is on the market and you have an agent scheduled to view (with or without a buyer), it is always advised to leave.
Selling your home is not always convenient although every measure will be taken to ensure minimal disruption. There are several reasons why we recommend leaving during showings.
- It makes buyers uncomfortable – they do not feel like they can really look around.
- The buyer or their agent may attempt to negotiate on the spot with you – the potential of being taken advantage of is great in this scenario.
- You may inadvertently disclose something that could weaken your negotiating position – think that little chat about how you want to move elsewhere to be closer to your family/kids/grandkids is idle? Maybe not.
My experiences showing property have always resulted in the buyer speed-walking through the house, barely looking at anything because “the seller is watching” or “I feel like I’m intruding”. So take a walk, make plans to run an errand, visit friends…even stepping outside or hanging out in the garage make it easier for buyers to see the space and imagine living in it.
