Selling a home with material defects…what does that mean? A material defect is anything that affects the value of real property. As a homeowner, if you are aware of any items that are considered a material defect you are required to disclose it to all potential buyers.
You can sell your home if you have material defects even without repairing them. How?
- Discuss pricing with your real estate professional by comparing recent sales and making a value adjustment to compensate for the repairs needed
- Complete a seller’s disclosure prior to offer acceptance; this protects you
- Understand that some buyers will try to get a deal even if they know it is priced with repairs in mind. Try not to be offended (easier said than done)
- If you find out there is a repair after offer acceptance during a buyer’s inspection period, update your seller’s disclosure
