    Cape Coral zip code 33991 is located in SW Cape Coral. This area covers west of Santa Barbara Blvd and runs north from Veterans’s Pkwy to Embers Pkwy.

    October 2011 sales for zip code 33991 decreased by 25% from October 2010. Sales price increased slightly while days on market dropped quite a bit (36.7%). Average list price to sale price has held steady and is almost flat compared to last October.

    The number of distressed sales also decreased, a trend exhibited throughout the region.

      While sales volume may be down, I see some positive signs in the improvement in average prices and DOM and smaller number of distressed sales. It will be interesting to see the year to year overall comparison for a trend analysis (I’m such a geek!).

        Keep an eye for January where we compare 2010 to 2011 – there will be some major differences. (we like geeky!)
