The Cape Coral real estate market in July showed a marked improvement in condo sales citywide and a very small increase over June sales in the single family sector. Price per square foot is now at the highest level ($111) we have seen in years – that’s a 28% increase since July 2012!! Inventory is still at lows not seen since the boom.
It makes for pretty exciting news for existing homeowners. Price your home right, make it easy to for people to see, and keeping it clean all go a long way to achieving the goal of a successful sale.
As home prices and interest rates rise it will begin to affect affordability for many buyers. My advice to anyone considering buying a home: get your financing options figured out so you know how much you can afford and prepare to be aggressive in making offers.
I feel confident in saying that the bottom of the market passed us quite some time ago.
