The February 2019 Cape Coral market report represents all sales that occurred within city limits during the month of February and are based on averages. Each zip code is represented with total number of sales for both single family homes and condos, the percentage of distressed sales that closed from the total number of sales and average list price to sales price ratio.
February inventory of new listings decreased significantly over January. Distressed inventory decreased for the third month in a row to almost half of January’s levels. The list to sales price ratio held pretty steady (small decrease of .4%) but sales price jumped by almost twenty thousand dollars! Sales rebounded from January however that appears to have been an effect of the government shutdown.
What was most fascinating are the sales in NW Cape. Is this the next “hot” market area in Cape Coral?
