      November sales for Cape Coral zip code 33914 went from 87 in 2010 to 74 this year, reflecting a citywide decrease in available inventory.  Average sales price shrunk by approximately $8000 from last year for November.

      Price per square foot is up $2 contrary to sales price decreasing 8k which points to smaller homes selling during this timeframe compared to 2010.

      Days on market is down 34 days – huge!

      Distressed sales shrunk 25% continuing what has been a trend all over SWFL for the previous 4 months.

      Cape Coral zip code 33904 sales decreased slightly from November 2010.  Prices slid $2000 on average as days on market crept up slightly.

      Price per square foot is up by $3

      Distressed inventory is down 5%

      Sellers are closing their sales at an increase of 2% more on average but waiting 5 days longer.

      The month of October in 2011 brought 59 sales for Cape Coral zip code 33909 compared to October 2010’s total of 56. Distressed sales made up 55.9% of all 59 transactions.  The decline in distressed sales is a combination of court cases being pushed through Lee county’s system and a halt to foreclosure processing on behalf of banks & robo-signing.

      Sales have declined significantly year over year while average sold price climbed 16.73%. The average price per square foot rose 10.2%. Days on market has increased from 75 to 98 days. As inventory decreases and demand remains flat prices will continue to climb.
