Three day notices are a regular, and necessary, part of managing properties in Cape Coral, Florida. If a tenant does not pay their rent according to the lease a 3 day notice is issued in person and if they are not home, posted on the premises.
A notice can be issued any day of the week. However the day it is posted, weekends and court recognized holidays are exempt in the timeline.
Our office policy and procedure is to issue a 3 day notice the first day after rent is due (issued during weekdays). The only rental due dates we offer are the 1st or 15th of each month and our leases offer a 5 day grace period. So, if rent is due the 1st no late charges will be assessed as long as it is received by the 5th. When we open doors the morning of the 6th and do not have rent that is due it is considered late, a late charge will be assessed and a 3 day notice issued.
