Cape Coral real estate trends that are notable:
- Sellers are definitely willing to wait on the “right” buyer to pay the asking price (or close to it) which is contributing to higher days on market. New construction homes being listed prior to finish are also a big factor in the days on market being higher.
- Seeing some appraisals come in below contract prices. This has happened in some of my own transactions the past couple months and have been hearing this occurring more frequently from other real estate professionals.
- I’ve noticed a few more short sales and foreclosures come onto the market. This may be a market trend over the next 6-12 months as we see more fall out from Hurricane Irma and the resulting economic impact on families.
