June prices softened slightly and number of closed homes were a smidge lower than last month. Price per square foot remains unchanged but days on market decreased. The gap between asking and sales price also shortened by one percent.
What does this mean for Cape Coral homeowners and buyers? With inventory at it’s lowest levels in several years we are entering a seller’s market again. Interest rates are staying pretty steady after the big run up experienced recently but who knows how long that will last before they rise again.
We’re experiencing an interesting shift right now in the local markets. Big things are happening: lots of new construction in both commercial and residential, unemployment is declining and big business is coming – most notably Hertz. With the influx of people coming in for new jobs I anticipate a steady rise in asking prices.
Homeowners that wish to put their home on the market – price competitively, declutter, accommodate showings. While your current home may be appreciating so is the home you are eyeballing. All things are commensurate.
For you buyers out there, try not to get disappointed if your first offer (or first five) is not accepted. Be prepared to offer a larger earnest money deposit and to cover much of your closing costs at time of close. Make your offer as clean as possible with tight timelines and few contingencies.
