He BURNED the 3 Day!!!

We manage numerous properties in Lee county.  Never a dull minute in that side of the business.

Per Florida landlord/tenant requirements, when a tenant does not pay their rent per the lease agreement we are to issue a 3 day notice.  The 3 day notice is basically a demand for rent or possession of the premises. Since timelines matter and we do our best to be on top of all aspects of managing a client’s property, we are posting notices the day after rent is due (ok, it’s usually Ben that posts them).

This week, Ben went to post a notice at a property.  The tenant’s significant other was home.  He was not a party to the lease and did not appreciate receiving this notice.  Apparently this person thought it was acceptable to pay rent late because they called to tell us it would be two weeks late.  That’s another story.  So Ben writes down his name on our copy of the 3 day and this gentleman sets it on fire.  That’s right – he burned his 3 day notice!

FYI – burning the notice does not negate it’s validity.  The notice expires tomorrow.  Let’s see if they bring their rent in…..
